Location: the hotel was close enough to the night markets, the gate and numerous streets around the area and the best restaurants in Chiang Mai and the night bazaar. Popped in Dash Restaurant and Bar for shots before sleep, it was approx 10-15 minutes' walk from the venue.

Good rooms, good location, good price.
I arrived at 11 pm, tired after full day of travelling, the night staff puts me in wrong room, an a/c room as opposed to the fan room I booked and tell me to check in the following morning. Next morning the manager tells that it's my fault that I'm in the wrong room, and charges me almost double the price. When I suggest that I might not be my fault that his staff puts me in the wrong room, he says 'so you want them to cover your arse? You can't tell the difference between fan and air con?’ Shame, this could be a really good hotel – if it hadn’t been for the staff. The result was that I went to another hotel as soon as my booking was over. If you choose to go there, don’t expect the service you normally get in a hotel that, one assumes, is interested in their customers coming again.

It's cheap, near vegetarian restaurant - Taste from Heaven. Had swimming pool, and could visit Chiang Mai night Bazaar by walk.
Accomodation to the airport no comfortable.

Convenient location near Thai Pae Gate. Close to amenities and not in busy traffic. Great for Lantern Festival. Friendly staff, clean rooms with working amenities. Good value for money. Suitable for couples, families, and friends who prefer a quiet stay.

They have nice swimming pool!
Why the comfort was poor was that the hot water is not hot enough at all. I don't recommend for Japanese who like hot water, but probably it is not so big problem for Western people. Also, I don 't think hotel staffs are kind. Very business attitude.

The service and the staff were so unfriendly it was the worse service i have ever had in any hotel in Thailand.I asked could i use there phone for urgent call they would not let me use it,they would not store luggage.very unhelpful management

This is a 3 star guest house for the price of a one star. If you require 4* look somewhere else, but if not, this is the place to be. Nice clean rooms (we stayed in a room with vent, no a/c and it was ok), inviting pool, very close to city, sunday market and night market.

You are welcomed immediatly a very intimate guesthouse excellent little restaurant although not quite as good as what's in town. Will definatly return next year very good value for money!! We also organized tours and scooters at front desk.

The location was wonderfully central, an easy walk to the night market and the historical gates and old city. The rooms were lovely and clean, complete with robes, safety deposit box, mini bar and tea/coffee making facilities. The staff were very friendly and helpful, able to inform you on things to do and book day trips without being pushy.
All was ok, just breakfast could be improved.
